Project Manager

Description:

We are seeking an experienced Project Manager to oversee commercial and industrial door projects from start to finish. This role is responsible for managing the full project lifecycle, including estimating, submittals, material ordering, installation coordination, and final closeout.

This is a hands-on position that works closely with general contractors, vendors, installation crews, and internal teams to ensure projects are delivered on time, within budget, and to specification.

Key Responsibilities

  • Manage projects from contract award through final invoicing and closeout
  • Perform take-offs and estimating for new and existing projects
  • Prepare and manage submittals, shop drawings, and project documentation
  • Coordinate material ordering, vendor communication, and deliveries
  • Review and approve factory acknowledgements and schedules
  • Oversee and coordinate installation crews (including occasional site visits)
  • Manage RFIs, change orders, and project updates
  • Track job costs and maintain accurate project records (as-builts)
  • Support billing processes, including progress billing and final invoicing
  • Provide closeout documentation, including warranties and final packages

Qualifications

  • 10+ years of experience in project management within:
  • Commercial/industrial doors
  • Rolling steel or sectional overhead doors
  • Dock equipment or related building products
  • Strong knowledge of Division 8 specifications and building codes
  • Experience working with general contractors and construction projects
  • Ability to read and interpret shop drawings and construction documents
  • Proven ability to manage multiple projects simultaneously
